Who do I contact for repairs?
If you smell gas, please leave your home immediately and call Xcel Energy at 800-895-2999 or 911. If you have an emergency caused by Flooding, Loss of heat, Fire or emergency Plumbing Issues please call the emergency maintenance line at 303-449-0064 x 187. Please leave your name, number, address and description of the issue and a manager will call you back within the hour.

For non-emergency requests please login to your Tenant Access to submit a request. This is the best way to follow the progress of your request and ask questions throughout the process.

When is rent due?
Rent is due the 1st day of the month.

What happens if my rent is late?
There is a $80 late fee starting on the 4th of the month and a $15 fee for everyday after until rent is paid in full.

How can I pay?
The easiest way to pay is online; just click pay online and log-in to your portal. We also take checks, money orders or cashier’s checks; we do not take cash. If you need to send a check by mail please make it out to Four Star Realty and mail to:

I want to rent a place but need more time, what do I do?
If you still need time to talk to your parents and get your roommates and your deposit together you can put a hold for $200/unit on the place you like. The hold is refunded after the lease is FULLY executed (signed lease, paid security deposit, signed guarantor forms) and holds the unit for 48 hours. Please note the hold is nonrefundable if you decide to not move forward with the lease. You can call Leasing at 303-996-7261, or stop in the office at 730 29th st to put down a hold on the property you would like.

How do I rent a place?
If you are ready to sign a lease please stop by the leasing office, 730 29th st (at the blue building). For any questions about your lease please contact us at 303-996-7261.

What do I need to do and bring to sign the lease?

  •     Please read the lease before coming to the lease signing. You can find the sample lease under the forms tab.
  •     Driver’s License or Passport
  •     Social Security Number
  •     $60 application fee per person (can be paid online; buffalocanyon.com/payonline)
  •     Deposit which equals 1.5 month’s rent. If your parent is sending a check in the mail we will give you 1 week from the lease signing to turn in your deposit.

When is the Lease Guarantor Agreement (LGA) due?
If you are financially dependent on your parents or guardian they need to cosign with you on the lease by completing a LGA. You can obtain one underneath the forms tab. The LGA will be sent to your parents electronically after the lease has been signed.

How much do utilities cost?
Utilities are not included in the rent. Utilities run about 10% of the monthly rent and include water, sewage, trash, gas and electricity.

Do you allow pets?
Pets are negotiable and are on a per-pet basis.  If approved the pet rent is $35/cat and $50/dog.  No additional deposit is required

How do I break my lease?
Please know that you are in a contract that is legally binding until the termination date of the lease. Therefore you are responsible for all the rent that is due, whether you live there or not. However, we do give the option of a lease transfer. Please refer to the question below.

How do I lease transfer my place?
It’s best to start advertising as soon as possible! Please note that you are responsible for the original lease agreement for the entire term of the lease and it is YOUR responsibility to find a qualified replacement. Here are some advertising ideas we have found helpful:

  •     Post an add on Ralphie’s list
  •     Word of mouth with your roommates and friends
  •     Craigslist.com – Re-post every three days for maximum advertising
  •     HousingHelpers.com, 303-545-6000, has a roommate matching service for a small fee
  •     Post flyers on the UMC Bulletin Board and around CU

Things to keep in mind:

  •     The one time lease transfer fee is $500, this amount will be included on your next invoice.

What is the move out process?
Under forms on the homepage there is a Move Out Checklist listing things you can do to help you get all of your security deposit back.  Remember that you need to be completely moved out by 11:59 pm on the day your lease ends. Please note that a charge for carpet cleaning will automatically come out of your security deposit due to allergens.

How long does it take to get my security deposit back?
The balance of the security deposit will be returned within 60 days after your lease ends. Before you move out we will ask you to leave us one forwarding address to send the deposit to. If we are not provided an address, by law we will have to send it to the last known address you were living at (your unit at Buffalo Canyon). The balance of the security deposit will be returned in one check.
